Does it work on a Mac?
Yes. It's a standard .xlsx — Excel for Mac, Excel for Windows, or Google Sheets in a browser.

Do I need to be good with spreadsheets?
If you can type an address into a cell, you can use this. Your properties go on one tab, your payments on another. Everything else calculates itself.

Is this a subscription?
No. You pay once, the file is yours, and future updates are included.

What if I have more than one property?
Add as many as you want. The dashboard shows one property at a time or the whole portfolio together.

Does it work for short-term rentals?
It tracks money in and money out per property, so yes. But the Taxes tab follows Schedule E, which is where most rental income goes. If your short-term rental files on Schedule C, the categories won't line up.
